At Modish Construction Ltd, we are specialists in premium porcelain paving — the modern choice for homeowners who want a sleek, contemporary outdoor space that requires minimal maintenance. Porcelain is non-porous, frost-resistant and incredibly hard-wearing, but it demands expert installation techniques that differ significantly from natural stone or concrete flagging.
Because porcelain tiles will not bond to standard mortar, we use specialised SBR primer slurries and full-bed adhesion methods to create a permanent chemical bond. This ensures your tiles remain secure for decades rather than lifting or cracking. We never use shortcuts like dot-and-dab fixing that can lead to hollow spots and breakages.
From excavation and sub-base preparation through to flexible exterior grouting, every stage is carried out by our own trained team — never subcontracted. We communicate clearly throughout and leave your property spotless once complete.

Our process
Foundation & Sub-Base
We excavate to a minimum of 200mm and install a compacted MOT Type 1 sub-base. This creates the rigid, non-flexible foundation required for premium porcelain tiles.
SBR Bonding Slurry
Because porcelain is non-porous, it will not stick to standard mortar. We apply a specialised SBR primer slurry to the back of every tile to create a permanent "chemical bond" to the bed.
Full Bed Adhesion
Tiles are laid on a full, wet mortar bed to ensure 100% coverage. This eliminates air pockets and prevents tiles from cracking under pressure.
Precision Spacing & Falls
We use professional spacers for perfect 3mm-5mm grout lines and ensure a 1:60 gradient fall for efficient water runoff away from your property.
Flexible Exterior Grouting
The project is finished with a high-performance, flexible exterior grout that is frost-resistant and designed specifically for the expansion and contraction of porcelain.
